Plans for 105-home scheme in Ravenstone could be given green light by councillors next week

Plans for a 105-home development in Ravenstone could be given the go-ahead by North West Leicestershire District Council next week.

The council's planning committee will discuss the application for the scheme which would be on land off Wash Lane.

But the agenda for the meeting says that the application has been brought in at the request of former Councillor Elliott Allman as, in his opinion the proposed development is inappropriate.

He says it is outside the defined limits to development, the local schools and doctors surgeries are oversubscribed, there are no shops within the local area.

The former councillor adds that the road is dangerous and heavily trafficked, there would be adverse impacts to air quality and inadequate drainage would be provided, with the A447 at Wash Lane subject to flooding in the past.

But committee members at the meeting in Coalville will be advised to permit the application.

Ravenstone with Snibston Parish Council also objected to the application for a number of reasons including:

  • The proposed development offers few community benefits
  • The proposed development will impact adversely on highway safety given the proximity of the proposed access to the Church Lane/Coalville Lane/Wash Lane/Swannington Lane crossroads which suffer congestion at certain times and where visibility is limited. The speed limit of 40mph also causes concern
  • The proposed development will impact on the biodiversity value of the site
  • The proposed development will impact on air quality due to an increase in traffic as well as the slowing, stopping and starting of vehicles
  • A local land owner has expressed concerns in relation to the flooding of fields on the western side of Wash Lane and this flooding will be exacerbated by an increase in surface water runoff from the proposed development
  • The Statement of Community Involvement does not reflect the opinions of the community of Ravenstone.
