New Coalville housing development will 'promote healthy living' if it gets the go ahead

Plans for new houses in Coalville designed to 'promote healthy living and social interaction' have been submitted to North West Leicestershire District Council.

The scheme consists of a total of 22 affordable houses and maisonettes at Workspace 17, Highfield Street.

Outline planning permission was granted for the site five years ago and has now expired.

But Leicester firm, Modus Partnerships, has now put forward plans to redevelop the area on land which was formerly an industrial site.

A report sent to the District Council says: "The revised proposal will provide affordable housing.

"There is a need to continue to deliver a range of affordable homes in sustainable locations.

"The Council has a social responsibility to aid the delivery of affordable dwellings, particularly as there is a positive presumption in favour of residential development."

The proposed development would provide 10 one-bed maisonettes, six two-bed, four person, houses and six three-bed, five person, houses."

Modus also emphasises the healthy and safety aspect of the development.

It added: "The development should aim to achieve healthy, inclusive and safe places which promote social interaction, are safe and accessible, and enable and support healthy lifestyles.

"There is opportunity to walk, cycle and use public transport around the site with a bus stop in very close proximity to the proposed development.

"It will support strong, vibrant and healthy communities, by ensuring that a sufficient number and range of homes can be provided to meet the needs of present and future generations.

"And by fostering well-designed, beautiful and safe places, with accessible services and open spaces that reflect current and future needs and support communities' health, social and cultural well-being.

"The creation of high quality, beautiful and sustainable buildings and places is fundamental to what the planning and development process should achieve.

"Good design is a key aspect of sustainable development.

"It creates better places in which to live and work and helps make development acceptable to communities."
