New 23-home development gets the go-ahead on site of Coalville care home

A Coalville care home can be demolished to make way for new housing.

A number of buildings have already been torn down in Smith Crescent to make way for the development, with the six-bed home for adults with learning disabilities now also slated to go.

Hockley Development will then build six three-bed houses, three supported living bungalows, and 14 one-bed supported living flats on the land. When plans were submitted to North West Leicestershire District Council (NWLDC) around a year ago, the developer said the supported living homes are designed to allow tenants to live independently.

NWLDC planning officers have now given the go ahead for the project. They welcomed the specialist provision, which they said would "address a shortfall" within the district.

A handful of concerns over the development were raised by residents in the area, including over an increase in traffic and a lack of parking in the surrounding streets.

Only 18 off-street parking spaces are proposed for the new homes, which is below the requirements set out in council policies.

However, council officers ruled this to be acceptable as there is a bus stop close to the site, with residents and supported living staff expected to make use of this. Regarding the impact on traffic, Leicestershire County Council, as the highways authority, said it would expect just a "minor increase" in vehicle trips and any impact to the roads from this would be "acceptable".

Ultimately, planning officers at NWLDC granted planning permission for the scheme. Hockley Developments previously said the development would bring back into use "disused land" which is "overgrown".

The developer said the homes would be available to anyone, and could help young first-time buyers "get on the property ladder", and older residents looking to downsize. The company said it believed the houses would "free up larger family housing stock" in the area.
