Company behind plans for 23 acre development in Ellistown says there is 'strong demand' for scheme

The company that has submitted plans for more than 300,000 sq ft of employment space in Ellistown says there is 'strong demand' for such a development.
Birmingham-based Richborough Commercial presented the scheme to North West Leicestershire District Council last month.
The 23.4-acre site, on Midland Road is adjacent to Bardon Hill and is about 3.5 miles from Junction 22 of the M1.
Insider Media quotes Nick Jones, group director at Richborough Commercial, as saying: "We are very pleased to submit the application on behalf of our landowner.
"We look forward to working with North West Leicestershire District Council and its consultees to secure a positive outcome at the planning committee in 2025, to be able to provide the range of commercial units to satisfy the needs of occupiers, the strong demand for which has been identified by both Richborough and the local authority."
The outline plans have the potential to provide up to 314,000 sq ft of employment development floorspace, together with habitat creation landscaping and associated infrastructure.

Richborough Commercial says it plans to bring the site to the market in the middle of this year.
A design statement accompanying the application says: "The proposed commercial development in Ellistown presents a unique opportunity to support and enhance the local economy by addressing the demand for modern, accessible facilities that serve both residents and surrounding communities. Ellistown's strategic location within NorthWest Leicestershire, with its excellent transport links and proximity to key urban centres, positions it as an ideal setting for a vibrant commercial hub.
"This development aims to leverage Ellistown's potential by introducing high-quality commercial spaces designed to attract a diverse range of businesses.
"The plan aligns with the North-West Leicestershire Local Plan, which encourages sustainable growth in designated areas and supports the creation of local employment opportunities. By bringing new services and amenities to the area, the development will not only meet the immediate needs of the community but also contribute to the wider goal of economic resilience in the region. With a focus on sustainable design and community engagement, the project seeks to create a commercially thriving space that is both welcoming and integral to Ellistown's ongoing growth.
"This opportunity aligns with policy objectives and reflects a long-term commitment to enhancing the vitality of Ellistown as a sustainable and prosperous village."
