Chemicals company plans to set up new premises on the outskirts of Coalville
Plans to build a new industrial chemical facility next to a former knackers yard near Coalville have been submitted to North West Leicestershire District Council.
A company called Assured Solutions, based in Measham, want to set up the works with associated yard, loading facilities and external works along with alterations to existing vehicular access on land off Ashby Road in Sinope.
The company says it has already contacted local residents who are working with it to allow the application to go through.
The plans are to keep the busiest part of the site away from nearby houses and landscape the site to match the local surroundings.
In a report presented to the council, the company has identified close to the A511 and originally it would share the site entrance with the knackers yard warehouse FFS - but this is now leaving the site with the building planned to be used by Assured Solutions.
It adds that Assured Solutions is a chemical manufacturers which is currently based in Measham across two premises, which is inefficient and unsustainable.
To add to this, the company has forecast further growth.
Subsequently, Assured Solutions has been looking to expand and relocate to larger dedicated premises for
some time. The report adds that Assured Solutions requires an individually designed building, not only a larger premises of around 30,000sqft, but also additional offices, yard space and external storage to enable them to work, efficiently and sustainably as opposed to spanning across two sites. It says that proposed site, size and location meets Assured Solutions' requirements, with the addition of access to the road networks to the M1/M42/A42 and A50, within a close proximity to their existing premises to ensure continuity of workforce. Assured Solutions primarily batch produces chemical blending. The company does not manufacture for stock, they blend to order. The company says it has met with nearby residents in Sinope. And the report adds: "Their property, the Woodlands, lies to the east of the site. "The applicant has met with them. They have reported that there have been ongoing issues with the current land owners. "At the time of meeting the proposals were for the erection of the new building and retention of the knackers building as an ongoing business under the ownership of the current land owners. "In light of the knackers yard continuing, they felt they would be unable to support the application, but were keen to work with the applicant to find a way to be able to support it. "Since this initial meeting the applicant is acquiring the whole site including the knackers building. "As a result, the proposals have been revised. "The Flanders Fallen stock (knackers building) business will cease and move elsewhere and the existing building will be converted into a workshop for the applicant." The report concludes that the layout of the site has been carefully considered to provide an appropriate level and mix of processes inclusive of service yard space and office works space - subsequently placing the busy end of the site furthest away from the neighbouring buildings. This generates different spaces for pedestrian flows, vehicle routes, car parking and landscaping/trees. The existing boundary conditions and landscaping are to be retained as far as possible and, in most instances, enhanced to ensure that the proposed development does not adversely affect the character of the local area. Overall, the proposed scheme provides a high quality development and has good sustainable links to networks and transportation. It also allows for the continued employment of local and existing staff as well as the creation of new jobs to the area.
