Plans to build 18 start-up business units in Bardon Hill have been withdrawn.
In June, Landmark Planning submitted an outline planning permission to North West Leicestershire District Council to site the units on land behind the Charnwood Arms, in Beveridge Lane.
A total of 3,733 sq m of floor space was proposed for light industrial, storage and distribution uses, along with 109 car parking spaces.
A statement submitted to the council said: "The site currently makes no contribution to the economy.
"Its development for employment purposes would unlock its potential, creating jobs for the local area.
"The site's proximity to a large population as well as the motorway network will make the land attractive for future occupiers due to its ease of accessibility.
"The proposal will enable the creation of a high quality development set within landscaped grounds.
"The application site is land of the right type, in the right location and is available now to deliver economic growth in line with all relevant local and national policies."
But, at the end of August, the council was notified that the bid for outline planning permission to build the units was being withdrawn.
