New 77-apartment complex is planned for Regeneration Area in Coalville to 'tackle one of the last eyesores'

An independent living complex for over-55s is being planned as part of the Wolsey Road Regeneration Area to the north-west of Coalville town centre.

The development would consist of 77 residential apartments on a brownfield site on Baker Street.

Trent and Dove are preparing a full planning application for the complex and say it will 'help to repurpose an under-utilised and derelict series of sites'.

Liberal-Democrat district councillor Marie French said: "The proposal being put forward is a fantastic opportunity to tackle one of the last remaining eyesores in Coalville.

"It will also provide much needed one-bedroom Accommodation which is desperately needed."

The development, if planning is granted, is set to be built alongside a recently approved housing site - one of which is already under way. 

In a document presented to North West Leicestershire District Council, the developers say: "It is designed to provide a complete mix of homes honouring Coalville's industrial heritage, the masterplan intention is to deliver townhouses, courtyard housing, extra care and later living homes, which will be provided by Trent & Dove, having already undertaken a significant amount of technical research of the site and its context to support consideration by the Council and other stakeholders.

"The site offers semi-vacant industrial land with the potential to be re-developed as part of Coalville's wider masterplan."

The development also takes into account the possibility of a new railway station which is scheduled to be built in the area if the Ivanhoe Line re-opens.

The key features of the development are listed as follows: 

  • Development of a brownfield factory site into a series of new contemporary residential retirement apartments as part of a wider neighbourhood
  • Development of a new access road extending the existing Linden Way
  • Allowing for future development of Council owned sites off Linden Way
  • Allowing for a future link to the potential Ivanhoe Rail Station to the north of the site
  • Pedestrian connectivity to/from Baker Street & Wolsey Road
  • A total of 77 new residential apartments (28 one bedroom apartments, 49 two bedroom apartments and two guest suites) designed in accordance with the Nationally Described Space Standards with dedicated communal facilities such as lounges and gardens.
  • A total of 54 parking spaces. A number of which will have Electric Vehicle charging points
  • 10 indoor and 12 outdoor cycle spaces
  • Facilities for mobility scooter storage and charging points.
  • Large areas of landscaping and greenery including a 'sunken garden' for residents and guests

The plans also say that close proximity to the Urban Forest Park offers potential for enhanced views and access to local green space.

It adds that the construction process would create new jobs and economic activity, with the new development also resulting in an increase in local spend, supporting shops and services within Coalville and the wider area.
